Karaka Pines Villages develop and manage retirement villages to bring a better retirement option to New Zealanders. Villages based on respect for our residents, empathy and a sense of fairness. Karaka Lifestyle Estate in Drury is a 310 unit village and heritage clubhouse. Our largest village has its first residents living in the village and loving it. Our founding residents Kathy and Gus describe their experience.
Karaka Pines Rototuna, a 141 unit village in northern Hamilton, is under construction with the show home due for completion in June this year and the first units following in the months following.
This site, Regency Park Estate in Rotorua, is an existing village of 59 units with a further 28 units being built. The first of the new units will be available in early 2021.

Kempton Park Village in Bethlehem Tauranga is full and currently has a waiting list.
Roseland Park Village in Fox Street, Hamilton has been very popular and further units are being developed by KPV on behalf of Manor Group Investments. There is a variety of new units for sale at Roseland Park.
Woodcroft Estate in Rolleston, Christchurch, is a new development for Manor Group Investments. There is a choice of 2 and 3 bedroom units with single or double garages.
Karaka Pines are also involved in the development and management of Waterford on Hobsonville Point. While not an “Own Your Own” village the focus on ensuring that you’ll be better off in every way has ensured this village has been very successful. KPV are currently managing the development of a new apartment block at Waterford to provide additional units.
